Register of Deeds' Office
The Register of Deeds office is responsible for the maintaining and securing of the land records of the county. It is a separate office in counties that have more than 20,000 in population. It is the duty of the Register of Deeds to record documents submitted for filing, in the order in which they are presented for filing, such as deeds, mortgages, assignments, releases, construction liens, tax liens (federal and state), UCC filings, plats, and other instruments and writings presented for recording.
Documents are first entered into the numerical tract indexes and then entered into the computer system, which automatically generates the alphabetical grantor/grantee indexes. All recorded documents are also microfilmed and scanned. A book and page number would be assigned to all documents recorded prior to January 1, 2000. An instrument number is assigned to each document recorded after January 1, 2000.
All documents recorded in the Register of Deeds office are public record. Therefore, copies of any recorded documents are available to view or purchase. Primary users of this office include realtors, title and abstract companies, banks, law firms, appraisers and genealogists.
Online Access:
The Register of Deeds office provides an on-line service by which you can view and download recorded documents. This service is provided free of charge, but you must register a user id and password with the Register of Deeds office in order to use the system. Your user id must be your valid email address and you can select whatever you wish for a password. The Register of Deeds office needs both your email address and password in order to set up your account. Once the account is set up, you will receive confirmation by email along with a Microsoft Word document which explains how to use the system. You can either call the office at (308) 436-6607 and provide the user id and password, or you can email your information directly to jbauer@scottsbluffcounty.org. Please make your passwords something easy to remember!
IMPORTANT! You cannot use Deeds Online to do searches on property. You must have a book/page and/or instrument number reference for the document you are searching. You cannot input an address, a legal description and/or a name to search these records at this time. We know there is a need for this type of service, and we are working on getting that service available to you.
